Always well prepared with a detailed market analysis, it pains me to explain the loss most sellers will experience. Even worse, none of us can look into our crystal ball and tell you how much longer this market will last! But, an educated guess tells me several years into the future. So, the seller has to decide if they want to take that painful loss now and move on with their lives, or wait it out. Having been a nurse for 30 years I have the perspective of "LIFE IS TO SHORT" to place it on hold for your property! Sometimes, it's better to take the loss and move on. NO, it really isn't something you want to do, but consider the consequences before you place it the market.&lt;br /&gt;&lt;br /&gt;LOCATION, LOCATION, LOCATION! PRICING, PRICING, PRICING! You can't change the location of a property, but you do have control of the pricing. DO NOT EVER PRICE "UP" THINKING IT WILL GIVE YOU MORE NEGOTIATING ROOM! IT WON'T, AND YOUR PROPERTY WON'T SHOW! Instead, price it competitively, according to what the market will bare at the time of the listing. Factor in at least 2% concession to buyer's closing costs! Having said that, if you find that perfect location, but it needs some repairs, consider an FHA 203B Loan. If the property needs rehabilitation, consider an FHA 203K Loan.
